TOKYO (Kyodo) -- The average asking price for a used condominium in Tokyo fell 0.8 percent from May to 127.41 million yen ($781,000) in June, marking the first month-on-month decline in 26 months, a real estate research firm said on Thursday.

Tokyo Kantei Co. said buyers have struggled to keep up with surging prices in the capital's 23 wards, prompting some real estate companies to cut prices. While prices were down on a month-on-month basis, they were still up 23.3 percent from a year before.

In the greater Tokyo area covering Tokyo and three neighboring prefectures, the average climbed 27.4 percent to 74.54 million yen from a year earlier.

Prices rose in Osaka Prefecture by 22.1 percent to 43.96 million yen and in Hyogo Prefecture by 4.2 percent to 25.88 million yen but fell in Aichi Prefecture by 1.5 percent to 24.16 million yen.

In central Tokyo's six wards, including Chiyoda, the average price rose 12.8 percent from a year earlier to 185.12 million yen but fell 1.3 percent from May for a second straight monthly drop.

An official at the research firm said prices may keep falling in those wards while staying elevated elsewhere in Tokyo, where not many condominiums are left for sale.
